Purchase / Sale - No Broker

Although we recommend the services of a licensed real estate agent or broker occasionally we are contacted directly by a seller and/or buyer that have elected to complete their transaction without the services of a licensed real estate agent/broker. In such event, our team of experts are here to assist you with escrow services.  These transactions, also know as FSBO's (for sale by owner), can benefit from escrow services. The involvement and oversight of a neutral third party (escrow) ensures that the sale agreement terms, pertaining to escrow, are met and the sale can be closed. However, the parties must be aware that California Real Property laws and/or practices may impose various requirements directly on the buyer and seller, including but not limited to smoke detectors, disclosure statements, retrofit requirements and tax withholding. Escrow holder shall not be concerned with such items and has no responsibility and/or liability thereof.
